You will find it tremendously helpful to try to imagine what your home will look like from the perspective of a potential buyer. One good way for you to do this is to take a close friend on a tour of your home and ask her to critique it as honestly as she would if she were actually interested in buying it. You may know your home inside out, but you also happen to live in it. Hence, you might not be objective enough to notice problematic features in the same way that somebody slightly removed from the experience might. Take note of the points she raises and do what you reasonably can to address them. You might want to repeat the process with another friend to be thorough. You will go through a similar process with your realtor, but it will not hurt to have more personal feedback from people who have seen you live in your home.

You will also want to straighten up your home. One of the tasks you will likely have to undertake will involve clearing your home of those personal belongings that clutter it up. You want to maintain a personal touch to charm the viewers into imagining what it will be like to live there, but too many belongings will likely overwhelm them. Make a point of keeping your valuable belongings stowed away in a secure space.

Remember to make your home comfortable for the time of the year. For instance, you should turn your air conditioner on and put it at a comfortable setting if it is a hot and muggy summer in Florida. New homes should not be on the market if they do not have this basic feature. Your older home should not be on the market either if the air conditioner is non-functional.
